Installing a home in Pasco County: what to know
- Permits: Setup permits go through Pasco County Building Construction Services. We file the permit and schedule inspections.
- Wind zone: Pasco County is HUD Wind Zone II (100 mph basic wind speed). Every home we sell for Pasco is built and anchored for that zone.
- Flood zones: Many lots west of US 19 near the Gulf — parts of New Port Richey, Port Richey and Hudson — sit in FEMA flood zones. These may need the home raised to a set elevation, which changes the pad and steps. We check during the site visit.
- Well and septic: In rural east and central Pasco (Dade City, San Antonio, parts of Zephyrhills and Land O' Lakes), many lots need a private well and septic. Closer to the coast and in Wesley Chapel, public water and sewer may be available.
- Zoning: Not every Pasco lot allows manufactured homes; some areas allow modular only. Send us the parcel number and we'll help you check.
- Impact fees: Pasco County charges impact fees on new homes. We confirm the current amount for your parcel and list it in your written quote.
