Frequently asked questions

16 answers about prices, land, permits, financing and Florida weather.

Pricing and what's included

What does “Home only price” mean?

It means the price is for the home itself. Installation is separate: a full install through our preferred installer is $33,000 for a double wide or $26,300 for a single wide and covers permits, delivery and setup, a dirt pad, trim-out, steps, skirting, electric and plumbing hookups, and central A/C.

What isn't included in the home-only price?

Installation (available as a full install for $33,000 double wide or $26,300 single wide), plus the land, a new well or septic system, driveway, land clearing or fill, impact fees, utility company charges and flood-zone elevation. We can handle all of it, land clearing to keys, and price the site items in your written quote.

Are your online prices the real prices?

Yes. The price shown is for the home only; full installation is available separately through our preferred installer. Your quote adds only items specific to your land, and we list each one in writing.

Land, well and septic

Can I put a manufactured home on my own land?

Usually, yes. It depends on your county's zoning and any deed restrictions. Tell us your address and we'll help you check before you commit.

I don't own land yet. Can you still help?

Yes. We can tell you what to look for in a lot (zoning, flood zone, road access, well and septic needs) and talk through financing that covers both land and home.

Do I need a well and septic system?

If city water and sewer aren't available at your property, yes. A septic system needs a permit from the Florida Department of Health in your county. We include these in your quote when needed.

Permits and timeline

Who pulls the permits?

With a full install, we do. TLH and our preferred installer handle the county permits for setup and schedule the inspections.

How long does it take from purchase to move-in?

Permit times, well and septic work, and land prep are the biggest factors.

Can I see homes in person?

Yes. Visit us at 4130 Rowan Rd, Suite 6, New Port Richey. Book a visit or a live video walkthrough online.

Financing, warranty and insurance

What financing do you offer?

We work with Innovative Mortgage Services (NMLS #250769) on land-home construction loans, including VA, FHA and Conventional. Down payment and rate depend on the loan type and your credit.

What warranty comes with a new home?

New Champion and Homes of Merit homes come with a manufacturer's warranty.

Can I get homeowners insurance on a manufactured home in Florida?

Yes, though prices vary by insurer, county, flood zone and the home's age and wind zone. Get quotes early, before closing.

Florida weather and building codes

Are new manufactured homes safe in hurricanes?

Homes built to the HUD code have had to meet stronger wind standards since 1994, and new homes are designed for the wind zone where they'll be placed. In Florida, homes must also be installed and anchored to state rules by a licensed installer — which our preferred installer handles.

What wind zone is my county?

Florida falls in HUD Wind Zone II or III. Pinellas County is Wind Zone III; Pasco, Hernando, Citrus, Hillsborough, Polk, Sumter and Marion are generally Wind Zone II. Your home is built for your zone.

What's the difference between manufactured and modular?

A manufactured home is built to the federal HUD code and has a steel chassis. A modular home is built to the Florida Building Code, like a site-built house, and is set on a permanent foundation. Modular homes can cost more but may be easier to finance and allowed in more neighborhoods.

What is a park model home?

A park model is a small home (under 400 sq ft of living space) often used in RV resorts and 55+ parks, or as a guest cottage. Rules on where you can place one vary by county and park.
