Installing a home in Manatee County: what to know

• Permits: Setup permits go through the Manatee County building department (or your city, inside city limits). We file the permit and schedule inspections.
• Wind zone: Manatee County is HUD Wind Zone III (110 mph basic wind speed). Every home we sell for Manatee is built and anchored for that zone. Fewer models are built for Zone III, so we'll show you the ones that qualify.
• Zoning: Many suburban subdivisions here don't allow manufactured homes. Rural and agricultural zoning is usually more flexible, and modular may work where manufactured doesn't.
• Flood zones: Lots near the coast, rivers and lakes may be in a FEMA flood zone and need the home raised. We check your lot before quoting.
• Well and septic: Outside city limits, many lots use a private well and septic system. We include them in your quote when needed.
• Delivery distance: This is a longer haul from our New Port Richey office. We'll confirm any delivery or travel cost in writing in your quote.
