P2856H32P01Manufactured & modular homes in Hillsborough County, installed by your neighbors
Hillsborough County mixes busy suburbs with farm country. Most manufactured homes we see here go on rural lots around Plant City, Thonotosassa, Dover, Wimauma and Lithia. Every home is priced for the home only, with full turnkey installation available through our preferred installer.
Installing a home in Hillsborough County: what to know
- Permits: Setup permits go through Hillsborough County Development Services (or the city, inside city limits). We file the permit and schedule inspections.
- Wind zone: Hillsborough County is HUD Wind Zone II (100 mph basic wind speed). Every home we sell for Hillsborough is built and anchored for that zone.
- City vs. county permits: Inside Tampa, Plant City or Temple Terrace, the city issues permits; elsewhere it's the county.
- Zoning is strict in suburbs: Many Brandon, Riverview and Valrico neighborhoods do not allow manufactured homes — modular may be an option. Rural (AR/AS) zoning is more flexible.
- Wells and septic are common on east-county acreage.
