Installing a home in Hernando County: what to know
- Permits: Setup permits go through Hernando County Building Division. We file the permit and schedule inspections.
- Wind zone: Hernando County is HUD Wind Zone II (100 mph basic wind speed). Every home we sell for Hernando is built and anchored for that zone.
- Springs protection: Parts of Hernando are in springs protection areas (Weeki Wachee). New septic systems on smaller lots there may need enhanced nitrogen-reducing systems, which cost more.
- Karst ground: Hernando has limestone and sinkhole-prone areas. We look at the site before setting your pad.
- Rural lots: East of US 41, many properties use private wells and septic; Spring Hill neighborhoods may have public water and sewer.
- Coastal flood zones: Homes near Hernando Beach and the Gulf may need elevation.
