If you already own a lot or acreage, you're the buyer we built TLH around. Most dealers quote a factory price and leave you to find a setup crew, an A/C contractor and someone to pull permits. We price every home installed and ready to move in, and our preferred installer does the work.
What it costs: real home-only prices
These are homes on our lot list today. The price is for the home only. A full install through our preferred installer ($33,000 double wide, $26,300 single wide) covers permits, delivery and setup, the dirt pad, trim-out, steps, skirting, electric and plumbing hookups and central A/C. See the full breakdown.

What depends on your land
A few costs depend on the property itself. We look at your lot and put them in writing before you sign anything:
- Well and septic, if city water and sewer aren't available.
- Impact fees, which vary by county.
- Site work beyond a standard pad, like clearing trees, fill dirt or a long driveway.
- Flood zone elevation, if the lot is in a FEMA flood zone and the home must sit higher.
Check your land before you pick a home
- Zoning: some areas allow modular homes but not manufactured homes. We can check yours.
- Access: delivery trucks need room to get the home sections onto the lot.
- Flood zone and wind zone: these set how the home is built and anchored. See Built for Florida.
- Utilities: city water and sewer, or well and septic.
Text us your parcel number or address and we'll tell you what to expect. You'll find county-specific details on our service area pages.
Your land can help you finance
With a land-home loan, land you own may count toward your down payment. One loan can cover the home and its installation. VA, FHA and conventional programs are available through Innovative Mortgage Services (NMLS #250769). Read the financing guide or estimate your payment.
Common questions
How much does it cost to put a double wide on my land in Florida?
At TLH, double wides start at $67,860 for the home only, with full install available for $33,000. Land-specific items like a well, septic, impact fees or extra site work are quoted separately after we look at your property.
Can my land be used as a down payment?
Often, yes. With a land-home loan, equity in land you own may count toward your down payment. Have your deed and parcel number ready and talk with our lender.
Do you handle the permits?
Yes. We pull the county setup permits and schedule the inspections as part of the home-only price.
How long does it take?
It depends on the home, your county's permit times and your site. See typical timelines.
Prices are home-only prices from our current price list as of October 13, 2026. Land, well, septic, impact fees and site work beyond a standard pad are quoted separately for your property. Prices and availability subject to change.
