Both are built in a factory, but they follow different codes — and that changes where you can put them and how they're financed.
Manufactured (HUD code)
Built to the federal HUD code on a permanent steel chassis, then set on piers and anchored for your wind zone. Usually the lower-cost option.
Modular
Built to the Florida Building Code — the same code as a site-built house — and set on a permanent foundation. Often allowed in neighborhoods that don't permit manufactured homes, and may finance more like a site-built home.
Price
Our modular homes (Homes of Merit Community series) currently run $76,638–$103,171 (home only), compared with double wide manufactured homes from $67,860. Prices as of October 2026.
Which should you pick?
- Check your zoning first — it may decide for you.
- Compare total cost, including the foundation.
- Ask your lender which programs fit each.
