How to insure a manufactured home in Florida

Wind coverage, Citizens, tie-down discounts and flood insurance for Florida manufactured homes, explained in plain English with 2026 figures.

Newer homes are easier to insure

Homes built after July 13, 1994 meet HUD’s stronger wind standard. Florida law requires insurers’ mobile-home rates to include discounts or credits for these homes when they also meet state tie-down rules (s. 627.0629(3), F.S.). Citizens settles partial losses on 1994-and-newer homes at replacement cost; older homes settle at actual cash value.

Tie-downs matter by law

An insurer can write windstorm coverage only on a home installed under Florida’s installation rules (s. 320.8325, F.S.). Insurers may also give up to a 10% discount when you show a current inspection proving the tie-downs are properly installed and in good condition (s. 627.0629(7)). Every TLH full install is handled by our preferred state-licensed installer and gets a state installation decal.

Citizens Property Insurance

Citizens is the state-backed insurer when private carriers decline. It writes mobile-home policies, and new rates took effect July 1, 2026: primary-residence policies rose 12.7% to 14.8% depending on the form, and non-primary policies fell 4.8% to 11.9%. Hurricane deductible choices are $500, 2%, 5% or 10%.

Flood is a separate policy

Standard policies exclude flood. Through the NFIP, a manufactured home can be covered up to $250,000 for the building and $100,000 for contents if it sits on a permanent foundation and is anchored. Most new NFIP policies have a 30-day wait, except when bought at a mortgage closing. If your Citizens policy includes wind and the home is in a high-risk flood zone, Citizens requires flood coverage, and that requirement widens to all Citizens policies on January 1, 2027.

What it costs

One national broker’s guide (November 2025) puts the Florida average near $1,392 a year with wind coverage, and coastal counties run well above that. Treat any average as a rough guide and get real quotes.

Checklist before you buy

  1. Get 2–3 quotes for the exact home (year, size, wind zone) and address.
  2. Ask each carrier about discounts for a 1994-or-newer home and for a tie-down inspection.
  3. Check your flood zone and price flood coverage.
  4. Keep your installation paperwork and a photo of the install decal.
